Is Factour a real estate brokerage?+
No. Factour is a marketplace and advertising service for real estate transaction services, but does not provide real estate brokerage services in any capacity. Factour connects consumers with local, licensed brokers and agents to tour, buy, or sell properties, and navigate the real estate transaction process.
Do consumers need to sign any forms to use agent services?+
Factour is not a party to any contracts between consumers and agents/brokers. We simply create price transparency and connect marketplace users. Real estate agents and brokers should inform consumers of any necessary disclosures, documents, or agreements.
Are any agents or brokers given priority?+
No. While Factour allows consumers to leave reviews, this is an open marketplace. Consumers are free to select agents and brokers based on their profiles, prices, availability, and service offerings.
Are there any fees charged to consumers?+
Yes. Consumers are charged a Tour Request Fee, which is 10% of the Agent's tour fee.
Is there a fee if a tour needs to be rescheduled?+
As long as the tour is rescheduled with the same agent at the same price, and not cancelled, then no fee will be applied. The rescheduled tour may also be at a different property.
Is there a cancellation charge or fee?+
There is no cancellation fee. However, if a tour is cancelled within two hours of the confirmed tour time, the tour fees are non-refundable. This policy is necessary because agents hold time on their schedule for confirmed tours, and last-minute cancellations prevent them from booking other appointments.
Is Factour compliant with the 2024 NAR settlement?+
Factour is designed to operate within the framework established by the NAR settlement, though we always recommend that agents and consumers consult a licensed real estate attorney in their state for guidance specific to their situation — this is our interpretation, not legal advice. The settlement requires that agents who are MLS participants enter into a written agreement with a buyer before touring a home, with compensation clearly specified upfront and commissions acknowledged as negotiable. On Factour, every booking satisfies those requirements by design: when a consumer accepts an agent's proposal and the agent confirms the property is available, a written contract is formed between those two parties through the platform, before the tour, stating the agent's exact fee, the total amount the consumer will be charged, and the specific scope of the engagement. Agents set their own prices, consumers choose freely among competing proposals, and no fee is left open-ended or ambiguous. Because the settlement expressly permits written agreements scoped to a single property or a single day, Factour's tour-by-tour model aligns directly with the flexible, limited-scope structure NAR described as compliant while keeping compensation transparent for everyone involved.
