Two ways to tour.

In person.

A licensed local agent meets you at the home and walks it with you. You pay a flat fee for that showing. No representation agreement, no commitment past the tour.

Live and virtual.

Cannot be there in person, or relocating from out of town? A local agent walks the home on live video while you watch, ask questions, and see the details you care about in real time. The same flat-fee, single-showing model, from anywhere.

Virtual is the same service in a different format. Same licensed agent, same single showing, same no-strings terms.

What you sign, and what you do not.

Before your tour, you and the agent both sign a short single-tour agreement. It covers that one showing: who is showing you the home, what it costs, and that the agent is not representing you beyond that tour. It takes a moment on your phone at booking.

What you are not signing is a buyer representation agreement. You are not committing to work with that agent again, not agreeing to any commission on a future purchase, and not obligated past the showing. Most states now require a written agreement before an agent shows you a home, so this keeps the tour properly documented while leaving you free.

Why this exists.

Traditional real estate ties a simple showing to a long representation agreement. You wanted to see a house. You ended up signing a contract. Factour takes that apart. Book the showing you actually wanted, pay for that, and decide everything else on your own time.

Paid tours are processed through your sponsoring brokerage's Stripe Standard account, and there is no monthly fee. Founding agents get first access to buyer demand as it builds.

Joining is free and there is no monthly fee. You set your own fee for each showing. Factour charges a flat $10 platform fee on each side: the buyer pays $10 on top of your fee, and you are charged $10 from yours. No commissions, no percentages.

When does this go live?

Agent tours and virtual showings launch one market at a time, as enough licensed agents join to serve buyers well. We would rather launch a market that works than promise coverage that does not exist yet.

Agents who apply now are first in line when their market opens, and buyers who want tours will be notified as markets go live.

Frequently Asked Questions

Do I need an agent to tour a home on Factour?+
No. If a home is listed on Factour by its owner, you book a showing directly with that owner, free, with no agent involved. You only hire an agent if you want a licensed professional present. Hiring an agent is a separate, optional service.
Can I use Factour to see an MLS-listed home?+
Yes. Enter the address of any home, whether it is on the MLS or for sale by owner, and hire a licensed local agent to show it. This is common when you do not have a buyer's agent and are not ready to sign with one.
Do I need to sign a buyer's agreement to use Factour?+
Not for a free owner-hosted showing, which involves no agent and no agreement. If you hire a licensed agent for a tour, a written single-tour agreement is formed for that one showing only, scoped to one property and one appointment. There is no long-term buyer representation agreement.
Are there any fees charged to consumers?+
Owner-hosted showings are free. If you hire a licensed agent for a professional tour, you pay the agent's fee plus a $10.00 Factour platform fee, both shown before you confirm. The agent's tour fee is at least $15.00, so the total shown at booking is at least $25.00. There are no subscription or membership fees.
What is the difference between a free showing and hiring an agent?+
A free showing is hosted by the owner selling their own home, at no cost, with no agent. Hiring an agent is a paid option, available on any home, MLS-listed or for sale by owner, for buyers who want a licensed professional with them. On a for sale by owner home you can choose either one.
