Why the numbers look the way they do

Traditional buyer agent fee

On a $400K home at a 2.5% buyer agent commission, the buyer's agent earns $10,000. Under the 2024 NAR settlement, this fee must be negotiated directly between buyers and agents — it no longer defaults to the seller's listing agent splitting the commission.

Factour tour pricing

Agents on Factour set their own per-tour fee, typically $75–$150. Consumers pay that fee plus a 10% platform fee, charged only after the tour is complete. There are no upfront costs, no subscription fees, and no commitment beyond the single tour.

The difference

For buyers who want to tour homes without committing to full representation, the per-tour model costs a fraction of a buyer's agent commission. For buyers who eventually want full representation, they can engage an agent for that step after finding the right home.
